Tim Reardon

1966: While a senior in high school Tim and his two older brothers opened their first car wash in Columbus, Ohio

1967-1971: Tim took a break from his business career to attend Ohio University in Athens, OH on a full golf scholarship. At that time he was the first golfer to ever receive a full golf scholarship.

1971-1972: After college Tim rejoined his brothers at their second car wash in Columbus and, at the same time, entered the asphalt paving business.

1973: Tim and his brothers bought a machine shop near Wooster, OH. Today this business has grown into a 200,000 square foot high tech titanium facility serving the medical and aerospace industry. During this time Tim got his real estate license and went to work for development company in Columbus specializing in multi-family residential development. His passion for real estate and construction was launched.

1974-1975: One of the owners of Henry Holden, Jr. asked Tim to join him in forming their own development company, Rural Developers Inc.

1975-1977: Rural Developers Inc. completed five multi-family FMHA projects over the next two years. Tim’s partner was diagnosed with lung cancer and died suddenly. At the tender age of 25 Tim became responsible for all aspects of the five projects including getting them built on time and on budget. Tim still owns these projects 30+ years later.

1978-1982: Because of a lack of government funding for more FMHA multi-family projects Tim switched directions and began building high end custom homes in the suburbs of Columbus, OH. In 1982, interest rates soared to over 20% and he switched directions once again.

1982-1987: Tim and his two brothers became the first “external” franchisee of Dominos Pizza in their history. They chose Ft. Lauderdale, FL as their franchise area and opened five stores in two years. They then sold the stores back to Dominos and during the sales discussions Dominos’ asked Tim if he would be interested in becoming a preferred developer for Dominos. With offices in Ft. Lauderdale and Chicago Tim opened over 150 stores for Dominos. He found the sites, negotiated the leases, built the stores to Dominos specs, installed their equipment, then handed them over when they were ready to open for business.

1988-1995: Growing weary of the constant travel, Tim returned to his Columbus roots and opened a residential & commercial contracting business, TREC Development, Inc.

1995-1996: TREC Development completed two apartment buildings totaling 174 units in central Ohio.

1997-1998: TREC Development completed its first mixed-use project in Columbus consisting of 13,000 square feet of retail and 22,000 square feet of office space.

1998: TREC purchased and rehabbed 35,000 square feet of office and retail space named the “Sheridan Center” in Bluffton, SC.

1998-1999: TREC developed 24 high-end condos (Mt. Aire Place) on the Olentangy River in Columbus. All 24 units were sold prior to construction.

1998-1999: TREC developed and sold his second office/retail park in Columbus consisting of 9,000 sq. ft. of retail space and 12,000 sq. ft. of office space.

1998-2001: TREC Development became the preferred developer for The Goddard School, a high-end Montessori pre-school company. TREC developed, built and sold 20 of these schools throughout Ohio, and in Denver, Raleigh, and Charlotte as well.

2002-2003: TREC purchased and rehabilitated “The Gallery of Shoppes” on Hilton Head Island, SC. This 25,000 square foot building has both office and retail space. TREC opened its second development office in Hilton Head Island, SC. and began remodeling older ocean front condos and homes. Many of the properties that were renovated became part of a new company, Reardon Family Limited Partnership (Reardon FLP). Reardon FLP set up its own management company and began renting its high end, ocean front units on a weekly basis. At this time the partnership currently owns, manages and rents $20,000,000 worth of ocean front property from Hilton Head Island to Isle of Palms, SC.

2004 to Present: TREC opened its third development office in Mount Pleasant, SC.

In 2004 all development offices and TREC Development, Inc. were consolidated into a new company, Pinnacle Development Partners, LLC with Tim as the founder and managing partner.

Shortly after this reorganization, Pinnacle opened an office in Phoenix, AZ. Since its inception Pinnacle has completed over 80,000 square feet of retail space, 60,000 square feet of office condo space, a 43 site executive home subdivision, and 15 build-to-suits.

Current projects not yet completed consist of the following:

  • 35,000 square feet of retail space in Phoenix, AZ
  • 235 acre subdivision on a quarry and river in Powell, OH
  • Sky Beach Club, a 22 acre residential resort on the Bahamian island of Eleuthera
  • 2 ocean front remodels in Isle of Palms, SC
  • 4 ocean front remodels in Hilton Head Island, SC
